Investing in Core and Value Added Properties
Maguire & Partners Property Group’s (“M&PPG’s”) strategy is to acquire and develop core and value added properties with current income streams. The focus is on below replacement cost properties with clear upside potential. This includes acquiring established Property Types such as office, flex, industrial, apartment and retail without being drawn into fad product types with less-established demand (i.e. telecom facilities, build-to-suits with limited re-use). The emphasis is also on established or establishable locations. If the location is not established for the proposed use, the Property must be either pre-leased to creditworthy long-term tenants or be of sufficient scale to establish a market presence while tapping into an unmet demand.
A complete and thorough market analysis and financial model are created for every investment pursuit. M&PPG believes in projecting realistic returns in order to “under-promise and over-deliver” to our investors. Property economics are shown with the primary focus on pre-tax returns so that the motivator is the Property level economics. These analyses then provide the basis for creating a strategic plan and optimal capital structure for any given investment opportunity.
Alignment of Interests
The interests of M&PPG are always in line with those of its investors. The promoted returns of the Principals are subordinate to the returns of its capital partners.
It is the objective of our development and construction management team to preserve and enhance the value of our properties. This is achieved in accordance with carefully defined objectives and an approved development plan. Property development services involve intensive feasibility and economic analysis, design coordination, effectively navigating the official approval process, budget development and administration, and comprehensive marketing and leasing efforts. M&PPG renovations and redevelopment follow this model as well.
Property Management/ Leasing
The management division draws on the extensive experience of our senior management staff, and includes property managers as well as a proven accounting and leasing brokerage personnel. We are hands on operators. Staff strives for strong asset performance by aggressively negotiating with service providers, anticipating property management issues, and locating staff on site when possible to foster a healthy working relationship with tenants.
